PAYMENTS: 

Daily/Weekly guests: Pay site fee at the time reservation is completed.

Monthly guests:  A notice will be sent via text to you two days before your due date. Please pay on due date by responding with security code for card on file.  A 2% fee applies to debit/credit card usage. Like a hotel, there is NO grace period. Late fee of $5 per day applies 

CARD ON FILE: 

Every guest must have a card on file. Any unpaid balances can and will be charged to the card on file unless another form of payment is given at the time the payment is due. A 2% fee will apply to all credit card usage.

PARKING: 

Two (2) vehicles per site. Guest with additional vehicles will be charged $25 a month. 

No parking on the grass or in empty sites. No cargo trailers or any trailers other than RV in sites. No semi parking in sites. We have a storage area for boats and trailers for an additional fee of $25.00 a month. Your golf carts are welcome. Please keep them in your designated parking space. THEY ARE NOT ALLOWED TO BE PARKED ON GRASS AREAS! 

TRASH: 

Do not leave trash sitting out on site. Please place bagged trash in dumpster we have at the RV park entrance. Cat litter and extinguished charcoal needs to be bagged and placed in dumpster. Household trash only. Boxes should be flattened.  No furniture or mattresses.

RV:

All RVs must be fully operational and tidy in appearance. RVs older than 10 years must be approved by sending a picture of all four sides to park manager. In order for RVs older than 10 years to be approved, appearance must be neat and clean. No window air conditioners. Window coverings must be neat in appearance (no cardboard, wood, in windows). Awning must be in good condition, free of rips and shredding. 

RV SITE:

Please keep site tidy and clean. No gas cans, tires, or fans stored under RVs. No rugs on the grass. No pallets in sites.  All personal items must be off the grass on mow days. Please do not put stakes or satellite dishes in the ground due to park infrastructure. No household furniture or appliances allowed outside your RV, outdoor patio furniture only. No clothes lines or hanging clothes outside. Please check with the park manager before adding anything to your site.

SMOKING: 

Smoking is not allowed in any of the park buildings. This includes the office, library area, laundry room and bathroom. If you smoke, please do not throw your cigarette butts on the park grounds including at your site or pool area.

QUIET: 

Please respect your neighbors. Quiet hours, 9pm-8am. Refrain from engine idling.

FIREARMS:

For your safety no loaded firearms are permitted in the park. This includes BB and pellet guns.

PETS:

Friendly pets are always welcome. We allow 2 pets per site. For our Guest’s safety aggressive dogs are not allowed in the park.   It is the guest’s responsibility to pick up after your dog. Pets must be on leash when walking them. Please do not leave pet food outside as it attracts ants, flies, skunks and rodents. Indoor cats only.  Please note should your dog be a nuisance barker or become aggressive you will be required to remove your pet from the park 

Guest Pet Liability:

Guest is responsible and liable for:

Any damage to the property or any item on the property caused by any pet;

Any personal injuries to any person caused by any pet.

Any damage to any person’s property caused by any pet.

Guest will pay all reasonable costs that are necessary to clean or repair property, including but not limited to site damage, landscape, and/or any injury caused to another guest or employee.

POLICE:

We have a ZERO TOLERANCE Policy. If law enforcement is called for any reason other than a medical emergency, you will be asked to leave immediately with no refund at the discretion of the owners and managers. 

LAUNDRY:  

Laundry room is climate controlled, please do not adjust the thermostat and keep the doors and windows closed at all times.  Please be respectful and clean up after yourself when done. 

FIRES: Fire is something we take very seriously at the park. No open fires are permitted. Fireworks of any kind are prohibited. Propane and charcoal grills are allowed.

CHILDREN: 

Children must be monitored and accompanied by an adult when playing outside. Please go over campground etiquette with them if they are new to living in an RV Park. 

WATER:

No outside watering except for sprinkling potted plants. 

CHECK OUT: 

Check out is at 12:00 noon Please leave the site clean and on time. Final amount due will be charged to the card on file, $50 clean up fee may apply. 

SITE FEES:

Site fees are structured for two adults per site.

For Monthly guests, a $25.00 fee will be applied to your monthly invoice per additional adult.

For Daily guest, a $5.00 fee will be applied to your cost per additional adult.

For Weekly guest a $10.00 fee will be applied to your cost per additional adult.

Site fees are subject to change without notice. 

REFUND POLICY: 

All reservations must be canceled 15 days prior to the arrival date for a full refund.

MAIL: 

You may receive mail here. Important: Do not go online and forward mail to Bugscuffle Inn RV Park as it has a commercial address and can never be unforwarded. Instead, contact those you want mail from and give them this address with name and site number. Packages are delivered to the office daily. The office will make guests aware of any package delivery. 

LICENSEE OF OWNER: 

Guest acknowledges and understands that he/she is a licensee of the Owner and not a tenant; and that he/she is not acquiring any interest in the property.

INDEMNIFICATION: 

Guest will protect, defend, indemnify, and hold park owners, managers, and/or park agents harmless from any damages, costs, attorney fees, and expenses that are cause by the act of any guest or pet of a guest. 

Under Texas law, you are not a tenant with a lease or contract. Anyone who fails to comply with these rules that benefit everyone will be asked to leave with no refund. (Texas Penal Code 30.05). I have read these rules and agree to always abide by them.
